Overgrown House Lot
A yard and rear lot grown up with vines through the fence and palmetto across what used to be lawn. Understory out, material hauled off a tight lot and the kept oaks left standing.

CENTRAL FLORIDA LAND & DEMO
Hillsborough County · Central Florida
Seffner is a Hillsborough County community strung along the I-4 and US-92 corridor east of Tampa, and the property here is mostly small: modest lots around older homes, a few larger parcels behind them, and land that changes hands as the corridor redevelops. Clearing work in Seffner is usually on a house lot rather than an acreage — overgrown ground behind a house, a lot being prepared for a new build or an addition, and trees that have to come out or be kept while that happens. The soil is Hillsborough sand, and the growth is the ordinary Central Florida mix: palmetto, scrub oak, dog fennel, vines through the fences, and mature oaks that are usually the reason a lot is worth keeping. On small lots the practical constraints are the ones that matter — fences and sheds close to the boundaries, utility lines overhead, one way in for a machine, and neighbours on both sides. Equipment is sized to the lot rather than the other way round, and where trees are being kept the work is selective around them. Corridor properties bring a second kind of job. A lot being redeveloped usually needs the growth off it and the ground graded before anything else starts, and old outbuildings and structures have to come out — that demolition work is carried out by our demolition subcontractors, with permits procured when needed. Debris usually leaves the site on these jobs, because there is nowhere on a small lot to put it. Where a parcel backs onto a pond or a canal, clearing growth back from the water and opening up the frontage is work we do. Work inside a regulated protection area, and the environmental permitting around one, is not something we take on. Access is the usual local constraint: narrow drives, tight gates and parked cars on the street. On these jobs we plan around the neighbours as much as the ground.
That means house lots and small parcels, clearing around the trees worth keeping, hauling material off tight sites and grading ground ahead of a build.

Corridor ground cleared and graded ahead of a build, with the growth off, the surface left even and the access kept clear for the trades that follow.
An old structure on the property comes out first through our demolition subcontractors, with permits procured when needed, then the ground is cleared and graded for what replaces it.
Bank growth cut back from the water and access opened along the frontage, with the growth mulched in place where the lot has room for it.
On small lots the cost is driven by how much ground is involved, how thick the growth is, how tight the access is and whether material has to be hauled off — which on a house lot it usually does. Tell us about your property and we'll come back with a real number — no obligation.
For most land clearing, brush hogging and mulching, no permit is typically required. It can differ where a parcel sits under a development order, and demolition is a separate case: that work is carried out by our demolition subcontractors, and permits are procured when needed. We're insured.
Clearing around an occupied house is routine. Where a structure has to come out, that demolition work is carried out by our demolition subcontractors and permits are procured when needed, and we clear and grade the ground afterwards.
Yes. On these lots the mature oaks are usually worth keeping and the boundaries are close, so the work is selective: understory and dead material out, kept trees standing and undamaged, fences and outbuildings left alone.
Yes — bank growth cut back and the frontage opened up is work we do. Work inside a regulated protection area, and the permitting around one, is not something we take on, and we will say so rather than start.
